Megapolis - views and property rates of Kumar Properties' and Avinash Bhosale Group's 150 acre integrated township at Hinjewadi, in Pune

Megapolis, 150-acre township in the 3rd phase of Rajiv Gandhi Infotech Park in Hinjewadi, to be built under the Special Township Act, was announced here on Monday by Pegasus Properties Private Ltd, 50:50 % joint venture between Avinash Bhosale Group and Kumar Properties.

The Rs 1,400-crore project - Megapolis - has 5,800 flats, 2, 2.5 and 3 bhk flats and studio apartments in 56, 21-story towers and an IT special economic zone.   2. Hello Reghu! Thanks for the comment. Megapolis, as per the press release, will be ready in 2013. Considering the size and greenery in and around the clusters you have to hold on till 2015 to get the optimum returns. We have to remember that the cluster which is open for booking today is the opposite end of the main entrance!

    what are the current sq ft rates in megapolis. the person from axiomestates said that the current rate is Rs 3,250 but its going to increase by Rs. 400 in 3 to 4 days !

    and what is your opinion about kondwa (kumar properties - palmgroves).

    Rates goes up only by chaos of people like us man its 5 years & that too its joint venture .

    I am not discouraging anyone to buy but please dont hype price by yourself ..

    Many of there team is working on that.

  7. I am interested in How many years this hinjewadi area will get developed. I have seen only few developers/ builders are having there sites there. Megapolis being a good idea for residence but rest of the hinjewadi is only for commerical development. So can anyone tell me how many years it will take to grow hinjewadi area

    I will suggest you guys, don't purchanse any property at RoseLand Residency@Pimple Saudagar. They are all time cheters. Lot of infrastructure related work is pending in the society and they are making false promises to fulfill it. Be aware of it before you plan to buy.

    I will suggest you guys wait for sometime. real Estate in India follows a particular pattern and it will come down after some year. I am bearing the cost of high interest rate in terms of EMI and would like to suggest you guys to postpone your plan to purchase any property.
    One more thing, don't purchase any property at RoseLand Residency@Pimple Saudagar. They are all time cheters. Lot of infrastructure related work is pending in the society and they are making false promises to fulfill it. Be aware of it before you plan to buy.

  11. Hi.. This is Amit. Megapolis land is on lease of 95 years. My quesion is what is the impact of this on ownership and future prices. In future if MIDC either not extend the lease or increase the lease rate exhorbitantly will it not cause issues?

  12. If the lease is only 95 years, then it is a problem. The issue is, after the lease on the land expires, the property has no value because you legally are not entitled to use the land anymore. In any case, 95 years is about 3 generations. So its a personal call. But remember, it will be difficult to sell the property later because if people discover that lease is of just 95 years, people will be reluctant to buy it

    Main issue I have is good school in the Wakad or nearby Hinjewadi area. BG academy is in Wakad but not worth due to very high with low set up

  14. Hi everybody , Roseland Residency is one of the best schemes in Pimple Saudagar ,Pune. I myself stay here. Do not get carried away on any negative comments given by any damn person . Developers have fulfilled all the promises that had been done. Its an absolutely amazing place .One has to see it to believe it.

    Excellent inputs on Megapolis. Most of my queries are resolved by reading the existing comments.
    Just two questions now a. Is it a good decision to go for Megapolis at Rs 2800 psf or shall I wait more?
    b. Can you please explain this lease concept (I am a newbie!!)?

    I have gone through the various comments posted by so many people.
    Would any one answer my doubts which are the same as that of Mr. Vinay Mehra:

    1. Is this project (Megapolis) worth investing at the current base price of Rs. 2800

    2. How does the group see a price rise / price decline in this area

    3. Roughly how many people would be working in this area.

    4. Will people be opting to live in this are in the coming 3-4 years.

    These are not "BAD" reviews! The writers had different expectations than what is offered at Megapolis!

    Megapolis is certainly worth, if you value what it offers.
    For example, if you are interested in living in a certain area - Koregaon Park or Deccan Gymkhana - you wont find it worth investing here. Right?

Be aware of megapolis, i have been committed to give maintainance charges @ Rs. 1.5/- per spf and actually been charged @ rs. 2/- per spf in agreement, when i have asked this why there is difference in commitment and actual charge, the response i got from Mr. Kulkarni Hemant (GM Mkting - Megapolis) was "Yes we have committed Rs. 1.5/- but now we have done some calcualtion and hence new maintainance rates are Rs. 2/- per spf. When i said if you can't go by your words for such small thing, how you expect me to trust on rest of your commitments?.On this Mr. Kulkarni replies " If don't trust, cancel the booking but we can't give you Rs. 1.5/- per spf rate" Now god knows to what extend they will fulfill the commitments given by them.

  25. Megapolis project is really awesome..from investment point of view it is one of the best.

    Very easy to drive down from Mumbai expressway without the hassles to pass through congested Pune city!

    For IT people it will be a great place to stay with all modern amenities in place.

    Almost 50-100 flats are being booked every week and rates are increasing quiet fast

    My friend has already booked and I am planning to go for it asap

    Is it wise of invest in Megapolis @Hinjewadi compared to investing in certain projects in wakad or pimple saudagar area? I understand that you have lower rates in Hinjewadi.May be for 2 BHK you will save about 4 to 5 Lacs, but consider the appreciation Hinjewadi will have compared to areas like Wakad, Pimple Saudagar/Nilakh. I feel that Hinjewadi will lag behind to give to returns on your investment.

    Any inputs welcome.
